  • Planning Permission for Garden Rooms

    It is the homeowner’s responsibility to establish whether planning permission is required before installing a garden room.

    In England, most houses benefit from permitted development rights under the Town and Country Planning (General Permitted Development) (England) Order 2015 (GPDO). Under Class E, Part 1, Schedule 2, outbuildings may be constructed without planning permission provided they are incidental to the enjoyment of the main dwelling. Common uses include a home office, gym, or family room. If a garden room is intended for commercial use, particularly where clients or customers will visit the property, planning permission is may be required.

    Under permitted development rules, a garden room must:

    • Not cover more than 50% of the total curtilage of the property
    • Be located behind the principal front wall of the house
    • Be single storey only
    • Have a maximum height of:4 metres with a dual-pitched roof, 3 metres with any other roof type, 2.5 metres if within 2 metres of a boundary
    • Have eaves no higher than 2.5 metres

    Additional restrictions apply to Article 2(3) land, including Conservation Areas and National Landscapes (formerly Areas of Outstanding Natural Beauty). Garden rooms are not permitted development within the curtilage of a listed building.

  • Are these buildings warm enough in the winter?

    Absolutely. Our garden rooms are fully insulated in the walls, floor, and roof using high-quality materials, and they feature double-glazed windows and doors. This ensures excellent thermal performance, keeping the space warm and comfortable throughout the winter months.

  • Can I have stud partition walls?

    Yes, absolutely. If you’d like internal walls to divide your garden room into separate areas, such as a workspace and storage room, just let us know during the design and quote stage. We’ll incorporate stud partition walls into your custom layout and ensure everything is built to suit your needs.

  • Are electrics included?

    Yes, all of our garden rooms include a full electrical package as standard. This includes a minimum of four double sockets, four internal downlights and four external downlights, with additional lighting included as the size of the garden room increases. A slimline electric heater and a dedicated fuse board is also included for safety.


    Connection to the main house electrical supply is also included, with up to 50 metres of cabling provided as part of the package. Cabling is fixed neatly to an existing garden wall or fence where possible. If trenching is required to bury the cable, this will be quoted as an additional cost prior to installation.

  • Are garden rooms available in custom sizes and layouts?

    Yes. Every garden room is made to order and can be customised in size, shape and layout to suit your garden and your requirements.

  • Can I take my garden room with me if I move home?

    Garden rooms are designed as permanent structures, built to last and securely installed on site. Because of this, it’s not practical to relocate them once they’ve been constructed.


    If you’re moving, the garden room is typically considered a fixed feature of the property and can add value to your home.

  • How do we proceed with an order?

    Once you’ve approved your quote and are happy with the proposed plans, we’ll send over a contract along with a payment schedule and confirmed start date.


    Once everything is signed off, your build will be officially booked in.

  • How much access do the build team need?

    Ideally, we’d have a clear path to the garden, which makes delivery and construction much smoother. That said, we’re experienced in working with tricky access routes and can usually find a solution with a bit of planning.


    If access is limited, just let us know – we’ve tackled challenging sites before and we’re happy to work around it.

  • What is the height of a garden room?

    Our garden rooms are built to a standard height of 2.5 metres, which complies with permitted development regulations.


    If you require a taller structure, we can build up to 3 metres in height – but this would require planning permission.
